Introduction

The complex consists of two cores - offices and housing - but it is affirmed as a unit, without disregarding the identities that preside over the plans that were the basis of the design of each one of them. The volume of offices enters into direct dialogue with the river, while the residential buildings refer to the industrial memory associated with the site.

The office core, consisting of two buildings joined by a canopy, resembles a window overlooking the river. The fluidity of its forms and the horizontal nature of its skin leads the eye to the Tagus and to the hills on the other side of the river. The gradual increase of the openings follows both an aesthetic and functional logic: narrower on the first floors, to ensure efficient protection against noise, they widen with the rising floors, culminating in an open terrace at the higher level to fully take in the view. Featuring eight floors, the ground floor is intended to be used for common and support areas, an area of permeability with the surrounding public space.

The covered outdoor paths converge into the large central square of the complex, which is distinguished by both its large scale and the staging and expressiveness of the architectural design. The use and compartmentalisation of the remaining seven floors is very versatile, it being possible for them to be transformed into open space or autonomous spaces subdivided into offices, meeting rooms and technical and logistical or operational support areas. The office building was developed in accordance with the BREEAM International New Construction 2016 standards and is in the process of being certified through this system. One of the benefits associated with the sustainability of the project relates to the guarantee of quality and comfort within the interior space, whereby the natural lighting and acoustic comfort conditions respect the principles of the system, which are stricter than the current legislation. Another aspect that deserves to be highlighted is the degree of energy efficiency, which will have its own energy management system - it is intended that an energy certification will never be lower than class A.
